Real Estate Investment in Valletta
Have you ever found yourself walking down a street in Valletta with not a living soul in sight? You feel as if, for one moment, you are alone in the heart of The City, surrounded by history. The fascination of this moment tends to linger on and it leaves its mark on most people. Some will return time and again to Valletta, trying to recapture that sensation. Others will decide to set roots therein and opt to purchase property on the beautiful capital of Malta.
Real estate investment in Valletta is a priority for many and varied reasons. It is the hub and heart of Malta. It is constantly full of life, day and night. It is central to everybody and most nearly, everything on the island. It has history, character, charm, beauty, views and so much more. Not to mention the social buzz of being there.
One may choose to invest in a first or second property to live in, or to rent out. Valletta is also a superb location for a commercial or retail set-up, whether for one's own line of business or as a rental investment. It is just a matter of sourcing the right property with the assistance of your trusted agent specialised in Valletta and its environs.
Valletta has superb properties for any line of investment. The oldest and most historic date back to the origins of Valletta, hence to the late 1500s and later. The newer ones were constructed immediately after the ravages of WWII to replace those that had been bombed. The most majestic are the small centuries-old palazzos which come with a hefty price tag and, pretty much behave like a demanding child, since they would need restoration attention of the very specialised kind. But if you can make it happen, this investment will become the kind of property dreams are made of. Most of these buildings enjoy large back gardens or central courtyards as well as views from their rooftops, an ample 'piano nobile' at first floor level and many original features.
For views, try top floor apartments, in blocks such as those lining the several long streets parallel to or crossing the important primary ones. The best are the apartments which have a view overlooking the Grand Harbour. Most blocks are not equipped with elevators or lifts and require the good old method of foot energy to take you up to the upper floors. Generally the apartments have several large rooms, have high ceilings and are imbued with voluminous amounts of natural light that add to the feeling of airy space.
At lower levels one finds the one or two storey houses above which the apartments are sometimes located. These houses are picturesque with quaint traditional facades and cosy interiors. The larger of these houses may come with a small back garden and own roof. Some have been turned into commercial spaces such as offices, art galleries or restaurants.
At ground floor level are several spaces that have been transformed into retail outlets. The larger they come, the higher their price tag. But eventually if you rent them out, they can fetch a very good regular income. Having said that, the most highly priced retail spaces are those found in the central historic locations and on the more important streets such as Republic Street, Merchants Street and on some of the squares such as the one facing the National Library. Yet, on these streets, even a cubicle shop would cost a lot, although, once again, the returns on such an investment would be very good.
Deciding on whether you are looking to live in the city or Buy-to-let as an investment, is a major decision and that many are taking seriously. With the never-ending revival of town, from the opening of several top boutique hotels, catering establishments and upmarket retail shops, the demand is sharply increasing from foreigners are requesting to rent as well by all types of Valletta properties, both commercial and residential.
It takes a good agent to find you something to invest in within the walls of The City since its properties are in high demand and constantly so. It would be wise to contact an agent who knows Valletta well and can help you hunt or your ideal city investment.
